The developers of the High Grove pub site on Silverdale Road have submitted a new planning application to demolish the pub and build six new houses on the site.

As a long term resident of Silverdale Road, I am very familiar with the location of the proposed development. My main concerns related to this development concern traffic and parking. The developer has stated that there will be two parking spaces on the drives of each house. As we know, many households have more than two cars. The developer has said that there is the option for additional on street parking. However, the road outside the development is not suitable for on street parking as it is quite narrow at that point. At certain times of the day ( during the rush hour and the beginning and end of the school day) there is a considerable amount of traffic going up and down Silverdale Road and to have additional cars parked near to the development would create a bottleneck and be an additional traffic hazard. Although there is some parking in front of the shops near to the development, It is usually quite full for most of the working day so couldn’t really be considered as additional parking for the development, except for overnight. I am also concerned as to the impact on the safety of the road during the building of the houses if the development was to go ahead. Specifically, where would the contractors and builders park during the development that wouldn’t cause a potential traffic hazard? I feel these issues need to be investigated further during this planning process so as not to cause a negative impact in this location.
The usual has happened put in one application then after that gets through put another in for more houses bet they say if they don’t get it they will just leave the pub to rot and do no building. Looks like far to many houses and to much extra cars parked on the road as the size of the houses means more cars. Not good for the present home owners.
I don’t live near there but I sympathise with the people that do. The planners & contractors never seem to ask the opinions of the people who it directly affects, because they just don’t care. Many householders around there will now spend the next however many months, possibly longer, feeling worried & concerned that their quality of life will be affected forever.
Only six extra houses is not a lot – I say let it go ahead.
Already traffic bypassing the A34 fills up the road and as mentioned before the site is already poor for visibility ahead. Because of my address I use this road frequently to go South (not as a bypass) so it will affect me. Three houses would be too many and on street parking should be banned between the shops and the top of the rise!
I agree with Susan’s comments. With sharp bend at that point, it should be made a condition of any planning approval, that no on street parking should be allowed. At least double yellow lines and signage, but preferably extra common parking spaces added to the plans, even if this means only 5 houses and not 6.

Who ever lives there will not stay long as they will get no sunlight most of the day and there gardens if any will be dark and damp at the back.
But once in could complain about the light and then have some of the trees cut down which is more disturbing to me as i have given up over traffic now
I have lived on Silverdale Road for 54 years ( I actually watched my house being built) the traffic has grown tremendousely over the years and more houses with the increase of parked cars and traffic will only increase the number of vehicles using Silverdale Road – and we don’t need this
Perhaps just 2 or 3 houses would be OK . I wouldn’t want the site to end up like Gatley cinema site with nothing happening for years .
They managed to put at least five houses where Brookside Tennis Club used to be. Prior to that, when I used to live there, we used to moan about the parking on the Close during tennis playing hours. I’m not aware of any traffic problems now the houses are there, but it’s a side road. To allow a derelict site to happen where the pub is, as well as having poorly maintained shop/flats adjacent (last time I passed by – unless the landlords have spruced things up in the recent past) would be such a shame for the immediate area. I do feel six houses is pushing it a bit given the busy traffic flow, especially as visitors to the houses will park on the road itself.
As always, folk never want new houses built near them. The country has a desperate need for more homes and I hope the council overides any local objections.
I think no more than three houses on this site!!!!reversing off those driveways in the morning !!!!???a nightmare!!!!!!Yes there is a desperate need for more houses……but housing to help young people to get on the housing ladder……
